Airbnb house rules for Dubai hosts
Clear rules set expectations before a guest books, protect your neighbours and keep your building on side. These eight cover what Dubai hosts need.
Guest count and visitors
State the maximum number of guests and whether visitors may come in. Every guest staying should be on the booking so they can be registered.
Parties and events
Say plainly whether parties or events are allowed. Most residential towers do not allow them, and neighbours complain quickly.
Quiet hours
Give quiet hours that match your building's rules, especially on balconies and in shared corridors.
Smoking
Say where smoking is and is not allowed, including balconies, and what happens if smoke damage needs cleaning.
Building facilities
Explain the building's rules for the pool, gym and parking: access cards, hours and any guest limits set by the building.
ID and registration
Tell guests before they book that ID is needed for every adult so the stay can be registered, as Dubai holiday homes require.
Check-in and check-out times
State the times, how to ask for an early arrival or late departure, and what the guest should do with keys and rubbish on the way out.
Pets
Say whether pets are allowed. Many buildings restrict them, so check your building first.
Next: guest screening, check-in and the listing description.

Questions
House rules: host questions
What house rules should a Dubai Airbnb have?
At minimum: the guest limit and visitor policy, parties, quiet hours, smoking, building facilities, ID for every adult, check-in and check-out times, and pets.
Can I ban parties in my Dubai Airbnb?
Yes. Put it in the house rules on every platform, and say it again in the welcome message. Many buildings forbid parties anyway.
Why do guests need to show ID?
Holiday home stays in Dubai are registered with the authorities, so the host or operator needs ID for each adult guest. Saying so before booking avoids surprises at check-in.
Should house rules match my building's rules?
Yes. Your building's rules apply to guests too, so copy the parts that affect them: facilities, noise, parking and pets.
