Airbnb maintenance in Dubai

Small problems become bad reviews when nobody catches them. Here is how hosts keep a Dubai home working stay after stay.

Published by fäm Living. We look after the homes we run in Dubai. These are the habits we follow. General guidance only; use licensed contractors and follow your building's rules.
1

Air conditioning first

In Dubai a weak or noisy AC is the fastest way to a bad review. Keep filters clean and have the system serviced regularly, before the hot months.

2

Check between every stay

Lights, taps, drains, the shower, the TV, Wi-Fi and the safe. A short checklist after each clean catches problems before the next guest does.

3

Keep spares in the home

Bulbs, batteries, a spare remote and a router reset card save a call-out at midnight.

4

Know the building

Some repairs need the building's approval or its own team, and many towers only allow work at set hours. Know the process before something breaks.

5

Fix fast, then tell the guest

A quick fix and a short message usually saves the review. Silence rarely does.

6

Keep a record

Note every repair with the date and the cost. It helps with the owner statement and shows what keeps breaking.

Next: the cleaning checklist, better reviews and co-host or full management.

Questions

Maintenance: host questions

What breaks most often in Dubai holiday homes?

Air conditioning, Wi-Fi, small appliances, drains and lights. Regular checks between stays catch most of it early.

How often should AC be serviced in a Dubai Airbnb?

Regularly, and before the hottest months. Clean filters between servicing. Your building or a licensed contractor can advise on timing.

Who pays for repairs in a managed Airbnb?

Usually the owner pays for parts and repairs and the company arranges them. Agree a limit above which you must be asked first.

What if something breaks during a guest's stay?

Fix it as fast as possible and keep the guest informed. A quick, honest response often saves the review.
