Better Airbnb reviews in Dubai
Reviews decide how often your home is booked and what it can charge. These six habits do most of the work.
Photos that match the home
Most poor reviews start with a gap between the listing and the reality. Use recent photos of the actual unit, including the real view.
Clear arrival instructions
Building name, map pin, parking, lift access and who meets the guest. A confused arrival colours the whole stay.
Fast replies
Answer messages quickly, day and night, before and during the stay. Guests rate how looked after they felt.
A spotless turnover
Cleanliness is rated on its own. Fresh linen, a checked bathroom and kitchen, and no trace of the last guest.
Fix things before they are mentioned
Test the air conditioning, hot water, Wi-Fi and TV between stays, and repair what fails before the next guest finds it.
Small things that are easy to get right
Coffee, water, toiletries and a short house guide. Nothing expensive, but guests notice when it is missing.

Questions
Reviews: owner questions
How do I get better reviews on my Dubai Airbnb?
Make the listing match the home, send clear arrival details, reply fast, clean to hotel standard and fix faults between stays. Most low ratings come from one of those five.
Can I reply to a bad review?
Yes. A short, polite public reply that explains what was fixed reassures future guests more than an argument does.
Do reviews affect my Airbnb price?
Yes. Strong ratings help a listing rank higher in search and let it charge more for the same dates.
Do reviews stay with my home if I change management company?
Usually not. Reviews belong to the listing, and the listing usually belongs to the operator's account, so a new company often starts a new listing.
