Airbnb pricing in Dubai

The same apartment earns very differently depending on how its nights are priced. These are the six things that move the price.

Season

Dubai's busy months run from autumn to spring. Prices rise with demand then and come down in the summer heat.

Events

Big exhibitions, conferences, concerts and New Year's Eve fill the city. Prices for those dates should be set early and set high.

Day of the week

Weekend nights and weekday business nights do not fill the same way. Price each one for who actually books it.

Length of stay

A discount for a week or a month fills the gaps between short stays and cuts the cleaning between guests.

Booking window

Dates far ahead and last-minute gaps need different prices. Unsold nights cannot be sold later.

Your reviews

A strong rating lets a home charge more for the same dates. Every stay feeds the next price.

How should I price my Airbnb in Dubai?

Price every night separately: by season, events, day of the week, length of stay and how far ahead the date is. A single flat price leaves money on the table in busy weeks and leaves nights empty in quiet ones.

Should I use a dynamic pricing tool?

Pricing tools help, but they need someone to set the limits, add local events and check the results. A management company should show you how it sets prices and let you see them in the calendar.

Is a higher price or more booked nights better?

Neither on its own. What matters is the total earned over the month after costs. Sometimes a lower price that fills more nights earns more; in peak weeks the opposite is true.

Can I set a minimum price?

Yes. Agree a floor price with your management company so the home is never let below what you accept.
