Parties and noise

One bad night can upset a whole building. Seven ways to prevent it, and what to do if it happens.

Published by fäm Living. We run Airbnb listings in Dubai. General guidance only; follow your building's rules and the platform's policies.
1

Say it in the house rules

State no parties or events and quiet hours clearly in the listing and the house rules, so guests agree before they book.

2

Set the guest count

List the real maximum number of guests, and ask for the names or ID of everyone staying, as Dubai's guest registration needs.

3

Read the booking request

Very short stays on weekends, local guests with vague plans and new accounts with no reviews deserve a polite question before you accept.

4

Privacy-safe noise sensors

Noise sensors that measure sound levels, without recording, can warn you of a party early. Disclose them in the listing. No cameras inside the home.

5

Brief the building

Let building security know how check-in works, so they can tell you quickly if something is wrong.

6

Act fast and kindly

If neighbours complain, message the guest at once, then call. Most issues end with one clear, polite reminder.

7

Keep a record

Note what happened and when. If there is damage or a rule breach, the platform will ask for it.

Next: house rules, guest screening and guest messages.

Questions

Parties and noise: host questions

How do I stop parties at my Dubai Airbnb?

Make the no-parties rule clear before booking, list the real guest limit, check unusual requests, use privacy-safe noise sensors and act fast on any complaint.

Can I use cameras to monitor my Airbnb?

Not inside the home. Guests expect privacy. Noise sensors that measure sound levels without recording are a common alternative, and should be disclosed in the listing.

What should I do if neighbours complain about my guests?

Message the guest straight away, then call. Remind them of the house rules politely, keep a record, and involve the platform if it continues.
